Stock Purchase - Store Capital Corp (50 shares, $58 dividend income)

STORE Capital Corporation (NYSE:STOR) is a real estate investment trust that invests and manages STORE ("Single Tenant Operational Real Estate") properties. Its portfolio includes investments in approximately 1,330 property locations operated by over 300 customers across approximately 50 states.

If Warren Buffet invests in this company, I think I'm in good company :))
"Store Capital has investments in over 1,750 properties in 48 states, according to the company. AMC Entertainment, Applebee's and Ashley Furniture are among its 10 biggest customers, according to an investor presentation." (source: cnbc article)

This purchase will add $58 annual dividend income to my dividend stock portfolio

Stock Purchase - Lexington Realty Trust (120 shares, $84 dividend income)

Lexington Realty Trust (NYSE: LXP) is a real estate investment trust which owns a portfolio of equity and debt investments in single-tenant commercial properties. The stock has a decent dividend yield at 6+% and a long consistent history. I hope to collect that dividend for a long time to come.


This purchase will add $84 annual dividend income to my dividend stock portfolio

Recent Stock Sale - Oil Stocks (XOM, BP)

I drive a hybrid vehicle and I see more and more electric vehicles on the road everyday. This is a sure sign of things to come and renewable energy has finally come of age.

I've decided to trim back a few energy stocks namely (NYSE:BP) and (NYSE:XOM). These two fossil fuel giants have been struggling in recent years and I think their situation will only get worst unless they quickly diversify their core business.

With proceeds from this sale, I have added more beaten down REITs like (NYSE: HASI) and (NYSE: KIM).

Looking at the charts below of BP and XOM, one cannot help but wonder if ever these two companies will start to grow again.
