Stock Buy - VTR (20 shares, $60 dividend income)

Ventas, Inc. (NYSE: VTR) is a real estate investment trust (REIT) with its properties mainly in the senior healthcare industry located throughout the United States, Canada and the United Kingdom.
As our life expectancy increases, the demand from the senior healthcare industry will follow accordingly and I believe Ventas is well positioned to thrive long term.

Stock Buy - DDR (100 shares, $76 dividend income)

DDR Corp. (NYSE:DDRis a REIT that owns and manages 286 retail properties, representing 97 million square feet in the continental United States, Southeast and Midwest, with significant concentrations in Florida, Georgia, Ohio and North Carolina, as well as Puerto Rico.
With online shopping (aka Amazon) killing off brick & mortar stores everywhere, the REIT space for shopping centers in a world of pain right now.  Recent natural disasters did not help their situation in the south especially devastated Puerto Rico with 12 properties there. I'm betting DDR can recover and hopefully thrive again in these markets. This is definitely a risky bet ! <crossing my fingers:)>

This purchase will add $76 annual dividend income to my dividend stock portfolio

Stock Buy - CAH (18 shares, $33 dividend income)

Cardinal Health, Inc. (NYSE:CAH) is a healthcare services and products company, providing customized solutions for hospitals, health systems, pharmacies, ambulatory surgery centers, clinical laboratories and physician offices worldwide.

Recent healthcare news in US election politics and public outcry due to sky-rocketing drug costs have make this sector very unpopular. This is not a bad thing in terms of investing so I'm adding this position to slowly get some stable income and growth from it.

This purchase will add $33 annual dividend income to my dividend stock portfolio

Stock Buy - LTC (25 shares, $57 dividend income)

LTC Properties Inc. (NYSE:LTC) is a healthcare REIT investing in seniors housing and health care properties spanning 28 states.
The 2 things certain in life are Death and Taxes so senior housing is fast becoming a necessity of life as we start to live longer. This company has been in business since 1992 with a long history of dividend payouts and decent revenues. This is the kind of stable income stock I like.

This purchase will add $57 annual dividend income to my dividend stock portfolio

Chasing High Yield - MRCC (75 shares, $105 dividend income)

Monroe Capital Corporation (NASDAQ: MRCC) is a closed-end fund focused on providing financing primarily to lower middle-market companies in the United States and Canada.

This company is NOT a Dividend Aristocrate.

I am owning this stock purely for its high yield (~10%) (hopefully NOT a sucker yield)

Basic info:
Market CAP: 241M   EPS:$0.90 Dividend: $1.40 (9.88%)

Stock Buys - Betting on Uranium (URA, UUUU)

Check out "falling knives" - Global X Funds ETF (NYSEARCA:URA) and Energy Fuels Inc.(NYSEMKT: UUUU). It just shows how unloved Uranium has been for the past few years.

However I starting to like this beaten up commodity and I'm betting on it ! :)) <crossing my fingers>

STORE Capital Corporation (NYSE:STOR) is a real estate investment trust that invests and manages STORE ("Single Tenant Operational Real Estate") properties. Its portfolio includes investments in approximately 1,330 property locations operated by over 300 customers across approximately 50 states.

If Warren Buffet invests in this company, I think I'm in good company :))
"Store Capital has investments in over 1,750 properties in 48 states, according to the company. AMC Entertainment, Applebee's and Ashley Furniture are among its 10 biggest customers, according to an investor presentation." (source: cnbc article)

Recent Stock Sale - Oil Stocks (XOM, BP)

I drive a hybrid vehicle and I see more and more electric vehicles on the road everyday. This is a sure sign of things to come and renewable energy has finally come of age.

I've decided to trim back a few energy stocks namely (NYSE:BP) and (NYSE:XOM). These two fossil fuel giants have been struggling in recent years and I think their situation will only get worst unless they quickly diversify their core business.

With proceeds from this sale, I have added more beaten down REITs like (NYSE: HASI) and (NYSE: KIM).

Looking at the charts below of BP and XOM, one cannot help but wonder if ever these two companies will start to grow again.

Stock Purchase - Tanger Factory Outlet Centers (50 shares, $68 dividend income)

Tanger Factory Outlet Centers, Inc. (NYSE: SKT) is a REIT that owns and operates outlet centers in the United States and Canada with more over 2,600 stores representing approximately 400 store brands.
The future of brick and mortar retail is gloomy everywhere you look except online (i.e. Amazon) However I think there is still room for other players in this sector to not just survive but also thrive. I believe Tanger operates in such a specific setting where quality and branding is essential. I like shopping at outlet centers and I believe this shopping experience is the future of retail alongside online retail. I hope so at least while I collect that 5% dividend waiting for the retail landscape future to clear up.

This purchase will add $68 annual dividend income to my dividend stock portfolio

Basic info:
Market CAP: 2.5B   EPS:$1.96 Dividend: $1.37 (5.25%)

Stock Purchase - Simon Property Group (10 shares, $70 dividend income)

Simon Property Group, Inc. (NYSE: SPG) is a large REIT that owns, develops and manages retail malls and premium shopping outlets in the United States and worldwide.

I have shopped at several of their locations and they do a really good job maintaining the high quality of tenants and services. Online shopping is an increasingly threat to brick & mortar stores but I believe the entire shopping sector pie is big enough for this company to thrive and grow especially in major metropolitan areas worldwide.

A 4% yield is a nice return for any income producing stock especially on a large cap and established player in this competitive REIT sector. I hope to keep this one going for a long time.

This purchase will add $70 annual dividend income to my dividend stock portfolio

Basic info:
Market CAP: 56B   EPS:$5.87 Dividend: $7.00 (4%)

Some Lessons For Living From Older Generations

"No one – not a single person out of a thousand – said that to be happy you should try to work as hard as you can to make money to buy the things you want.
No one – not a single person – said it’s important to be at least as wealthy as the people around you, and if you have more than they do it’s real success.
No one – not a single person – said you should choose your work based on your desired future earning power."

Investing in Clean Energy - Hannon Armstrong (80 shares, $105 dividend income)

Hannon Armstrong Sustainable Infrastructure Capital, Inc. (NYSE: HASI) is a REIT that provides debt and equity investments to the energy efficiency and renewable energy markets in the US.

Clean and renewable energy is a tricky investment under the TRUMP administration's new EPA which appears not too politically motivated to tackle climate change seriously. However as global communities start to face increasing air and water pollution, we will not have a choice but to adopt clean energy. This company is positioning itself in that clean future and I'm eager to participate especially with almost ~7% dividend yield ! :))

This purchase will add $105 annual dividend income to my dividend stock portfolio

Buying Tesla

Tesla, Inc., (NASDAQ: TSLA) makes electric vehicles namely the Model S sedan and the Model X sport utility vehicle (SUV). I cannot afford either models so I bought a few shares of the company instead. It always feels better to invest money you have on hand than spend what you don't have by taking a loan, advance, etc..
I first bought this stock during it's IPO price of $18-20 a few years back and sold it after it soared to $30. I've regretted that sale ever since so I back in it for good this time so let's go to MARS ! :))

Stock Purchase - Welltower Inc. (15 shares, $51 dividend income)

After my recent addition of New Senior Investment Group (NYSE:SNR) in the healthcare REIT sector, I began looking for another investment in this popular sector and came across another attractive REIT with a good yield (5%), namely Welltower (NYSE: HCN).

Welltower Inc., (NYSE: HCN) is one of the largest REIT that invests in senior housing, assisted living and memory care communities, post-acute care facilities, and medical office buildings together with hospitals and other healthcare properties in US, Canada and UK.

Unlike New Senior Investment Group which is more of a high yield risky bet (10+% yield), Welltower is very established with a long dividend history and I'm confident this one will be a long term holding, so called "SWAN" (sleep well at night) stock :))

This purchase will add $51 annual dividend income to my dividend stock portfolio

Basic info:
Market CAP: 23B   EPS:$1.72  Dividend: $3.44 (5.20%)

Stock Purchase - SNR (100 shares, $104 dividend income)

New Senior Investment Group Inc. (NYSE: SNR) is a real estate investment trust (REIT) with over 105 independent living properties, 44 assisted living / memory care properties and 5 continuing care retirement communities properties nationwide over 30 states.

There is no doubt in my mind that this nation's aging population and longer lifespans will surely drive this company's business for the long foreseeable future. I hope and expect their revenues to grow,  improve and be lucrative enough to be sustainable.

As long as they maintain that crazy 10+% yield and don;'t screw up badly, I'm in it ! :))

This purchase will add $104 annual dividend income to my dividend stock portfolio

Basic info:
Market CAP: 826M   EPS:-$1.10  Dividend: $1.04 (10.25%)
